PRE-CONSTRUCTION SURVEYS
A pre-construction condition survey is a process that documents the condition of all types of properties through visual observations, notes, videotaping and other diagnostic devices as warranted by the project. We most frequently use pre-construction surveys to create a documented record of the condition of the property adjacent to a construction site. The documentation is done prior to construction in case any damage or movement is perceived on the adjacent property. Pre-construction surveys may serve as a means of protecting you against unfounded claims. In addition to pre-construction surveys, we can perform vibration monitoring during the construction process to aid the contractor in controlling the amount of vibrations their activities may generate in the area.

Vibration monitoring is another tool to monitor the vibration energy that may be transmitted off site and possibly cause movement of nearby structures before, during and after construction activities occur in the area. An initial background check is recommended to establish typical vibrations already ocurring in the area. These could be from local traffic, buses or even garbage trucks. The type and condition of adjacent structures also needs to be taken into consideration when evaluating the acceptable levels of vibration. Typical project types that use vibration monitoring can include: excavating, blasting, soil compaction, paving, caisson and pile installation, and demolition.
