Braun Intertec was retained to coordinate inspection, design and management for removing asbestos-containing building materials from the One Financial Plaza Building in downtown Minneapolis, a 26-story office complex built in the 1960s.

Challenges

As part of a complete renovation, asbestos-containing building materials (ACBM) in the form of spray-applied fireproofing, thermal system insulation, floor tile and other miscellaneous materials was removed under our direction. The building remained occupied and fully operational throughout the project.

Solutions

We provided initial inspection services to identify the locations, types, conditions and quantities of ACBM. We then worked with the owner to develop a systematic plan for ongoing asbestos abatement, as part of a building-wide renovation project.

We designed asbestos abatement specifications and budgetary cost estimates. We also facilitated the asbestos abatement bidding process for multiple contractors.

• Asbestos inspection
• Asbestos abatement cost estimating, project design and bid procurement
• Contract negotiations
• Quarterly air quality assessments and onsite air monitoring during asbestos abatement

During the asbestos abatement projects, we provided onsite monitoring and management as the owner’s representative. Throughout the project, we acted as a liaison between the building owner and tenants, contractors and regulatory officials.
